Beyonce and Jay-Z could be about to use a “rich person” loophole to build their dream estate in the Cotswolds. The married megastars arebelieved to have purchased a 58-acre plot in the picturesque location for a holiday home for themselves and their three children.
The pair’s permission to construct a seven-bed property on the land, which currently includes an algae-filled lake and a derelict shack, has been reported. According to the government’s National Planning Policy Framework, a special exemption clause allowed development on the spot.
Due to the high price tag required to override traditional restrictions, it has been dubbed the “rich person clause.” After the spot was listed for sale, Jay-Z and Beyonce reportedly purchased it for around $7.5 million.

It was marketed as “totally unique” at the time and featured a magical woodland lake in the area. The listing stated that “Permission has been granted to construct a large, contemporary home that partially cantilevers over its own lake, has incredible room volumes throughout, will be exceptionally light, and has stunning views over the countryside.” Both the permission and position are outstanding.
But despite huge names such as the Beckhams and Jeremy Clarkson having property nearby, locals are said to hold fears. One told The Sun: “My grandson will think this is wonderful that they are coming here. I think it will change the village.”
A source previously told the Mirror in September: “They were in negotiation on the price, and it isn’t on the market any more, which would suggest it’s a done deal.”
The Mirror at the time described the opportunity as a “spectacular rural estate” in architectural drawings obtained exclusively from the Mirror at the time. It is said to “offer seamless indoor-outdoor living by combining contemporary architecture and timeless materials”.
The property makes a striking architectural statement by blending contemporary style with sustainable building practices, according to the document’s description.
Jay-Z and Beyoncé reportedly flew over the area earlier this summer as the Single Ladies singer prepared for her Cowboy Carter World Tour English leg. The couple flew between her London gigs last week, according to an insider, to view a 58-acre plot of land.
“Located close to friends Ellen DeGeneres and Portia de Rossi, and with Simon Cowell and the Beckhams as neighbours, she felt it would be an ideal UK home for her family, away from the city when they’re in the country.”
Following the devastating wildfires in Los Angeles, it had previously been claimed that the pair had been looking for a home in the UK. According to a source, the wildfires have provided them with a compelling reason to look elsewhere to build new bases.
They continued, “They will always be based in LA, but the UK is on the agenda.” Because they support everything Beyonce does, she adores the UK.

Adeniyi OrojoJoshua, who was born in Watford, was raised in Sagamu, a town in Ogun State, south-west of Nigeria, close to the crash site.
Following his recent victory over American YouTuber-turned-boxer Jake Paul on December 19, he had been spending time in the area.
After the crash, Paul wrote on X that life is much more important than boxing. I’m praying for all those who have lost their lives, including AJ, and those who have been a victim of today’s tragic accident.

According to local police commissioner Lanre Ogunlowo, an accident investigation had been ordered.
Joshua’s family in Nigeria received the news of the accident as a “shock” according to a relative who asked not to be named.
They prayed for the victims of the crash and said they were hopeful for his “simple recovery.”
The family member confirmed that Joshua was travelling from Lagos to Ogun State when the accident happened. His family had been expecting him to join them in Sagamu for New Year celebrations.

Sophie Kasaei, pregnant, is not for the faint of heart.
The Only Way Is Essex star Sophie Kasaei has shared with fans that she will find out the gender of her baby next week, on her return to the UK from her Christmas holiday to Greece. Sophie, 36, who first started dating Jordan Brooks in 2022, announced her pregnancy update during a Q&A session with fans on Instagram.
The video was taken from their villa in Greece as fans saw both Jordan and Sophie cosying up on their sofa. Dressed in a flattering beige ensemble, the former Geordie Shore star cut a make-up-free look.
Meanwhile, Jordan chose a festive jumper after one time gently kissing Sophie’s cheek in the video. She responded to questions about the gender reveal by saying she was “very, very excited.” Then Jordan chimed in and said, “It’s going to be sooner than you think.”

Sophie responded, “I mean we could probably find out now, but I don’t know if we haven’t received the scans yet.” Jordan then stated that Jordan constantly alters his perspective when considering the gender of his unborn child.
Sophie appeared more definite, though. She continued, “I do know what it is, but I do have a strong feeling about it.” When we return home next week, we will find out, omg! the scan is received. However, the gender reveal won’t be revealed until then.
Sophie appeared to be having a good time, but it has now become clear that she has been having a difficult pregnancy. She responded to a fan’s question, saying, “The pregnancy bit is not for the fainthearted. The baby is all I want. Nearly halfway through. However, I believe things are moving a little bit more quickly now that I’m in my second trimester.
The couple revealed that their 30-month fertility journey was revealed. And they soon became pregnant after making several doctor appointments in the UK before going to Greece for treatment.
The pair said they wanted to assist other couples who have been in similar circumstances and that they would provide a detailed account of everything they attempted and attempted to do in order to conceive their first child in January.
Sophie and Jordan announced earlier this month that their first child, who had struggled with fertility for two years. Sophie shared a picture of her Christmas tree bauble with the caption “Merry Christmas Mummy and Daddy” on social media. See you in 2026″. The most magical gift, she said in a video of her Christmas decoration. Merry Christmas to all of us.
Jordan was spotted holding Sophie’s hands on her growing baby bump while watching their decorated Christmas tree in their video announcement earlier this month.
The reality TV star was later seen holding a Christmas stocking with the words “baby Brook coming in 2026” in another section of their video announcement. A rainbow was placed beneath the words.
Following viewers’ doubts about whether Sophie would become pregnant, the couple’s pregnancy is revealed. Charlotte Crosby, her close friend and fellow Geordie Shore star, welcomed her second child, which only made matters worse.
Additionally, her third child was just born, according to her cousin Marnie Simpson. Jordan is seen giving Diags and Dan the news of their child on the TOWIE Christmas special. As the trio hugged and shed joyful tears, Jordan repeatedly told his friends, “I done it, I done it.”
Sophie and her friends Elma and Jodie were in the news at the same time. Elma, who is dating Diags, struggled to contain her emotion while she fell to the floor in pure excitement and disbelief.
Five years ago, Sophie was found to have endometriosis, which she believed would significantly lower her chances of conceiving. The couple took viewers back to the day their wrapped blanket was placed under their Christmas tree last year in the pregnancy announcement video.
According to an old wives’ tale, this was in the hope that they would become pregnant. However, it succeeded, and their families are eagerly awaiting their second family.

Syria’s coastal regions have experienced a new wave of sectarian upheaval since Bashar al-Assad’s regime was overthrown a year ago.
Unknown assailants threw a hand grenade at the al-Anaza police station in the Tartous governorate on Sunday, while Syrian security forces were targeted with gunfire at the al-Azhari roundabout in Latakia.

At least eight people were killed on Friday when an Alawite mosque was bombed in Homs, according to al-Assad’s Alawite minority, which organized the protests. They demand political reforms as well as security guarantees.
Questions are raised about whether the interim government can maintain cohesion in a country that is still rife with sectarian violence after 14 years of civil war have plagued several cities along Syria’s Mediterranean coast.
What do the protests actually mean for Syria’s political and social stability, then?
The demonstrations erupted as a result of the Imam Ali bin Abi Talib Mosque bombing in Homs’ Wadi al-Dahab neighborhood on Friday.
Saraya Ansar al-Sunna, a little-known organization that claimed the bombing, claimed that it was intended to attack Alawite sect members on its Telegram channel.
Up until the end of al-Assad’s regime in December 2024, Syria’s political and security apparatus was dominated by Alawites.
Additionally, Saraya Ansar al-Sunna had claimed responsibility for the at least 20-person suicide bombing of a Damascus church in June.
The mosque attack was deemed the most recent in a line of “desperate attempts to undermine security and stability and cause chaos among the Syrian people,” according to the Syrian government.
Ghazal Ghazal, an alawite religious figure who resides outside Syria and is unknown about where he is, called for action in particular to compel the protests.
The Supreme Alawite Islamic Council, which he leads in Syria and other countries, is his main organization.
Political federalism is what we want. We want to control our own destiny, according to Ghazal in a Facebook video message in which the authority is divided between the state and the national government.
Additionally, protesters demanded greater security for the Alawite community, accountability for civilian-caused attacks, and political guarantees.
Alawite protesters and counterprotesters supporting the new government clashed in coastal areas, including the cities and wider governorates of Latakia and Tartous.
Counterprotesters reportedly threw rocks at Alawite demonstrators as a group of protesters whipped a counterprotester outside their area, according to Al Jazeera’s correspondent in Latakia.
After “outlaw groups” attacked civilians and security personnel with the aim of regaining stability, Syria’s Ministry of Defense announced on Sunday that army units had moved into these cities’ centers.
According to SANA, the official Syrian news agency, the unrest in Latakia has left four people dead and more than 100 others injured.
According to SANA’s officials, “stabbings, blows from stones, and gunfire that targets both security personnel and civilians” were reported.
One of its security officers was killed in the clashes, according to the Interior Ministry’s report later on Sunday.
Unknown assailants threw a hand grenade at the al-Anaza police station, killing two security personnel in Tartous.
The Alawites, which are the second-largest religion in Syria after Sunni Muslims, are a religious minority there.
Alawites make up 10% of Syria’s 23 million people, but al-Assad, who oversaw its affairs from 2000 until he seized control of the country and heavily recruited Alawite soldiers for his army and security apparatus, had a political majority in this country.
Syria has experienced a number of sectarian atrocities since al-Assad’s overthrow. In March, violence broke out in coastal cities like Latakia, Banias, Tartous, and Jableh, and government-allied organizations were accused of carrying out summary executions, mostly of Alawite civilians.
Around 1,400 people were killed during a number of days of violence, according to a government committee with the responsibility for the investigation.
Although experts claim that the conflict is rooted in more complex issues than just sectarianism, including historical disputes over land, raged up between Druze and Sunni Bedouin communities in the southern governorate of Suwayda in July. Despite local activists and analysts contending that Israel’s intention was to foster internal unrest, the country’s Ministry of Defense and other targets in Damascus were bombed ostensibly to protect the Druze.
Alawites have also voiced grievances about the detention of young Alawite men without charge and discrimination in hiring in the public sector since al-Assad’s fall.
Ahmed al-Sharaa, Syria’s interim president, has stressed the need for “national unity and domestic harmony.”
Al-Sharaa claimed at the Doha Forum this month that Syria’s residents “simply did not know one another well” as a result of issues the al-Assad regime inherited.
According to Rob Geist Pinfold, a scholar of international security at King’s College London, the country’s persistent sectarian divisions and the central government’s slender authority are generating demands for decentralization from minorities.
Since the fall of al-Assad, the Alawites have been one of the minority’s voices of concern about sectarianism, according to Geist Pinfold.
Despite a March 10 agreement between them that intended for integration, the interim government has yet to integrate regions controlled by the Kurdish-led Syrian Democratic Forces (SDF) into the new government, he continued.
According to experts, mistrust is largely to blame for this.
Alawites and the Druze are examples of minority groups that “implement don’t think the government has their best interests at heart and see the government as a security threat,” according to Geist Pinfold.
“The government has become complicit in this vicious cycle where it doesn’t trust minority groups,” said Syria. He continued, adding that it is unable to use its “oppressive or repressive way” to “intimidate those minority groups” further.
There may be two possible outcomes over the next few days, according to Geist Pinfold.
According to him, “the positive outcome would be that the Syrian government and the SDF come to terms with a tentative agreement that points to a kind of roadmap for a future integration,” he continued, noting that this would ease tensions not only in eastern Syria but also in other parts of the country.
He did warn that if the violence continued, ethnic and sectarian divisions might grow.

As she celebrated her seven-year anniversary, Vicky Pattison slammed a social media user who attempted to “dampen” her newfound happiness with husband Ercan Ramadan.
The social media user who went by the handle “Kourtzyclaire” took to Instagram and wrote: “Ercan! Marrying a woman who made dosh from sex & being drunk making a spectacle of herself on TV, marrying a respectable guy what has this world come to?”
Wasting no time firing back at the comment, the former Geordie Shore star, 38, who married Ercan in August last year fumed: “Sometimes it’s difficult to put your past behind you when women like this dredge it up every so often for some weird power play, putting another woman down, trying to dampen her happiness or make her feel small to make yourself feel better is such weak sauce babes.

She added:” It’s 2025. Improve your situation. What do I know, though? I am aware that it isn’t cute despite giving PICK ME energy. Anyway, Satan, not today, TODAY! I sincerely hope you enjoy! Or you can put your choice on an upturned plug.
Vicky first gained notoriety when she appeared on the MTV reality TV program Geordie Shore, which followed a particular group of young people’s partying lifestyle. The show’s stars frequently shared homes, engaged in heated arguments, and occasionally had sex on camera.
The reality TV star quit the show back in 2014 after three years and carved out a glittering career for herself, putting her antics on the show firmly in her past. Since her departure, Vicky has appeared on a number of shows, including I’m A Celebrity… Get Me Out of Here and most recently, Strictly Come Dancing.
She and Ercan met in a previous relationship, but she ended it in a subsequent relationship in the spring of 2019 with two weddings, one in August and the other in Italy the following month.
Vicky took to Instagram to express her happiness over her seven-year anniversary. Happy anniversary, Angel, she passionately wrote. The seventieth year of my life was the happiest. I’ll never get tired of sharing this story or image with others.
She continued, “so please excuse me if I’m boring you” and continued, “7 years ago today I was feeling a little unsure and vulnerable about going on a date with someone new.
What’s the worst that could possibly occur, she continued, “but I got some great advice from a friend.” You go on a date, but you dislike him? You’ll soon be crying in your hotel room, I told her, “I figured she was right, and we went on the date, and I’m so glad I did.”
Vicky continued, “Ercan and I just clicked right away; we laughed, he listened, and we had the BEST night!” I texted my girls group chat and said, “Buy a hat, ladies, I’m going to marry this man!” when he went to the restroom. And of course, history is the last thing.
There is no one else in the world I’d rather have by my side, according to her. “I’ve had the most incredible seven years with you, Erc.
Here’s to many more years, laughter, and adventures, she said, concluding her heartfelt post. @ercan_ram, you are my best friend, best husband, and best dog. I’m so in love with you.
Vicky and Sophie Kasaei, Charlotte Crosby, Sophie Kasaei, and James Tindle made guest appearances on Geordie Shore. A new cast of Newcastle-born reality stars, including Nathan Henry, Chloe Ferry, and Scott Timlin, took on the role as the series progressed.
For her part, she told TOWIE’s Georgia Kousoulou on her podcast back in 2021, “I had to leave Geordie Shore because the format didn’t grow.” Four and five nights a week were still being p-ssed by people who were no longer in their 20s.
She acknowledged that while some people find that to be true, others chose to be completely different.
